Winterizing Your House - Tips for Winterizing Plumbing
This article discusses the importance of winterizing your house and offers tips to help you winterize the plumbing. If you plan to be away from your home for an extended period of time during the winter, you should winterize your house, especially the plumbing. Winterizing the plumbing in your house will prevent busted pipes, which can lead to water damage and huge plumbing expenses.
Here are a few winterizing tips to make the job easier: - The first step in winterizing your house is to turn off the water at the source. Ask the water company to turn off your water service or if you have no water service company, shut the main valve off yourself.
- Drain all of your outdoor garden hoses, roll them up neatly, and store them somewhere indoors to prevent them form cracking in the cold temperatures.
- Drain all outdoor taps and wrap them with some type of insulating material.
- Open up all of your sink and shower/bath fixtures and let them run until all of the water has drained.
The steps shown above are the bare minimum requirements for winterizing your plumbing. To take it a step further, and make sure your plumbing is completely winterized follow the steps below:- If possible, drain your hot water heater by opening the valve. Be sure to turn off the power or gas first. (This is good to do once per year, whether you are winterizing your plumbing or not.)
- Flush and empty all of the toilet bowls and toilet tanks.
- Remove and drain the sink traps and clean out plugs from all of your sinks. Then, replace each one and fill with a small amount of RV antifreeze. (This works great for sink traps, but you should never put antifreeze in your dishwasher, drinking system, or washing machine.)

Thanks again to Jim True of True & CO Properties for having the confidence in us to repair a big sewer flooding problem. Sewage was flooding the laundry room of a multi unit housing complex for some time. We came out to do a full cleaning and sewer scope inspection and found out that the pipe was separated so badly that earth was falling into the pipe. A BIG THANKS goes out to Tanya for having the confidence in us to repair a rotted sewer service pipe. Sewer scope inspection showed a big hole in the 3" cast service pipe from the cleanout. Initially we thought we could repair @ 4' of pipe to make the repair, but it turned out that 12' was rotted out. You just can't tell for sure until you dig it up. Thanks go out to Monty, Al, & Carlos from Denver Commercial Plumbing for there continuing trust in us to help them with there sewer scope & locate needs. Here is an old restaraunt being transformed into a new pizza place. All of the old pipes were corroded and needed to be replaced. We helped to locate the pipes for excavation, then cabled and power jetted to get a good look at the condition of the remaining sewer out to the street. They ended up only needing to replace about a third of the main sewer service, saving lots of time and money for everybody.

  A big THANKS goes out to Dale for having the confidence in us to tackle a tough sewer repair. During a sewer scope inspection roots were found to be growing into the pipe at the cast to clay transition. No one could get a camera past this spot to see the total damage. It turned out that a dead end sewer main is right between the two houses. Dales house used to be the last one on the street, so at some point in the past the city put a sewer there thinking there was plenty of room off of his property for a sewer main. Then more houses were built, and this sewer remained, locked between the houses. We were able to repair Dales root problem and the City main tap at the same time.

After we did a sewer scope inspection we found a separation near the house, a perfect place for outside cleanouts to be installed. The 4" sewer wye was broken in all three directions.   Thanks go out to Cecelia for trusting us to take care of her sewer repairs. Here we are installing some two way outside cleanouts in an old clay sewer pipe that has a big tree right on top of it. After the cleanouts were installed, we were then able to get a full 4" root blade into the pipe for a thorough cleaning out to the street. Sewer scope shows that the rest of the pipe is in very good condition and will give many more years of trouble free service.
