A home buyer called us to do a sewer scope inspection on a very nice home in Littleton. We found that the clay pipe was full of roots in the yard that the seller didn't know about.
Of course, the buyer doesn't want to commit to a house with a big sewer problem, so we talked to both sides and suggested that a yard repair with outside cleanouts would repair the separated sections of pipe and also provide a full 4" access for future cleanings, all for a lot less than replacing the whole sewer, about $6000.00 less.
The seller agreed to the repairs, both parties are very happy with the results, and the deal was saved.
Remember, sometimes sellers don't know that they have a sewer problem or are reluctant to disclose the problems... Get a sewer scope inspection before you buy any house, it's a small investment that just might save you thousands of dollars.
